How to Measure a Window for Replacement in Riviera Beach, FL: Width, Height, and the Numbers That Matter

To measure a window for replacement, you need three numbers per window: the width measured across the middle of the opening, the height measured on both the left and right sides, and the depth of the jamb. You’ll take each measurement at least twice and use the smallest. If you’re replacing windows in a Riviera Beach condo or home built before 2002, we also recommend having an impact-rating requirement confirmed before you order anything, because glass sized for a mainland bungalow won’t satisfy Singer Island wind-load code. Call (786) 829-6722 if you’d rather have us handle it.

Why Measuring Gets Tricky in Riviera Beach Specifically

Most window measurement guides assume a wood-framed house with a clean drywall reveal and a tape measure that won’t fight you. That’s not what we find on the ground here. Mainland Riviera Beach housing stock is largely post-WWII concrete block (CBS) from the 1950s through the 1970s, and the original window openings were framed for single-pane aluminum jalousies or horizontal sliders. Those openings were rarely square. In dozens of homes we’ve measured between Blue Heron Boulevard and the Port of Palm Beach, we regularly find a quarter-inch variation between the top and bottom width, and half an inch or more between left and right height.

Singer Island adds a different layer. The aging oceanfront condo towers built in the 1960s through 1980s have concrete openings that settled and shifted over decades. A measurement taken at one corner can differ from the opposite corner by enough that an off-the-shelf replacement unit simply will not seat correctly. Dale Kessler, Owner of TruePane Windows & Doors, keeps a folding rule in his truck instead of a tape measure for exactly this reason. It doesn’t sag across a 6-foot opening the way a tape will, and it holds steady in the wind up on a Singer Island balcony.

The rule he works by: “If it is not right on paper, it will not be right on the wall.”

The Measurement Method We Use on Every Job

Here’s the sequence we follow when we measure for a replacement window, and the same sequence works for a homeowner who wants to get preliminary numbers before calling us.

  • Measure the width at three points: top, middle, and bottom of the opening. Record all three. The smallest number is your working width.
  • Measure the height at three points: left, center, and right. Again, record all three and keep the smallest.
  • Measure the depth of the jamb from the interior face to the exterior face. In CBS construction from the 1950s and 1960s, we see jamb depths anywhere from 3-1/4 inches to over 5 inches depending on whether the original installer used furring strips to pad out the opening.
  • Check squareness by measuring diagonally from corner to corner in both directions. If the two diagonal measurements differ by more than 1/4 inch, the opening is out of square and the replacement unit will need to be ordered slightly undersized with shim allowance.
  • Confirm the rough opening versus the existing window frame. On most Riviera Beach mainland homes, the jalousie or slider frame is still in place. You’re measuring the frame, not the rough opening behind it.

One more note for Singer Island and oceanfront condos: before you order anything, confirm that the replacement window carries a Florida Product Approval (FPA) number. If the building is going through milestone inspection and recertification under Florida’s SB 4-D, the condo association will need engineer-of-record sign-off, and that’s a lot easier when the glass was ordered to match both the opening and the wind-load zone.

The Step Homeowners Skip

When someone calls us after a measurement gone wrong, it’s almost always the same story. They measured the width once at the top, once at the bottom, and split the difference. Then they discovered the opening was out of square and the new window arrived too tall on one side and too short on the other. The fix is ordering a custom unit, waiting four to six weeks, and paying twice.

This happens more often with jalousie windows, which are the single most common original window type in mainland Riviera Beach homes from the 1950s and 1960s. Jalousie frames hide the true rough opening because the glass louvers and their metal clips occupy so much of the visible frame. You can measure the visible frame perfectly and still be off by an inch because the mounting flange extends beyond what you can see.

If you’re not certain what kind of window you have or how it was anchored, call us. We’ll send a background-checked technician who measures every opening twice, including the corners that matter. It’s a free estimate, and you won’t have to guess.

What About Sliding Glass Doors on Singer Island?

The measurement rules for sliding glass doors are similar in principle but less forgiving in practice. Original 1970s and 1980s sliders in oceanfront units routinely arrive at replacement with aluminum tracks so corroded from decades of salt spray that the panels have become fixed walls. We’ve measured doors where the track depth varied by 3/8 of an inch between the left and right side simply because the aluminum had oxidized unevenly.

In those cases, the right fix is usually a full frame replacement rather than a pocket insert. That means measuring the rough opening, not just the old frame. It also means coordinating with the condo association about high-rise rigging and crane access, which is standard work for us but not something a homeowner can coordinate alone.

For any condo or co-op, we also check whether the building’s governing documents require a specific brand or performance rating. Brands like PGT, CGI, and CWS are common in Riviera Beach because they carry the Florida Product Approvals the building engineer needs to sign off on. We’re an authorized installer for over a dozen manufacturers, and we’ll quote side by side on paper so you can see exactly what each line costs and what each warranty covers in writing.

A Quick Reference for Common Riviera Beach Window Types

Window Type Common Era Installed What to Watch For Measurement Tip
Jalousie (louvered) 1950s-1970s mainland Frame extends beyond visible glass Remove inner trim strip to find true frame edge
Horizontal slider 1960s-1970s mainland Aluminum tracks often bent or corroded Measure at mid-height, not just top and bottom
Single-hung 1980s-1990s Out-of-square openings common Check diagonals from both corners
High-rise impact slider 1970s-1980s Singer Island Salt-corrosion on tracks; FPA rating required Measure the rough opening; involve the building engineer early

Key Takeaways

  • Measure width at top, middle, and bottom. Use the smallest.
  • Measure height at left, center, and right. Use the smallest.
  • Check diagonals for squareness. More than 1/4 inch difference means a custom-sized unit is warranted.
  • On Singer Island, confirm FPA impact approval before ordering. On mainland CBS homes, account for the existing jalousie or slider frame extending beyond the visible opening.
  • If any measurement feels uncertain, call (786) 829-6722 for a free in-home measure. You won’t pay for our mistake if we make one.
