Simonton Sliding & Patio Doors: The Riviera Beach Owner’s Guide

We stock and install Simonton-compatible sliding and patio door parts across Riviera Beach, with most replacements running between $185 and $540 installed depending on the part and series. Rollers, handles, and locks are the most common jobs we see, and we typically carry what’s needed on the truck so the work gets done in one visit. Most homeowners in Riviera Beach discover a failing part the same way: the door starts dragging in the track, the lock won’t catch cleanly, or the handle spins without moving the latch. It starts as an annoyance and then one afternoon the door won’t close at all.

We are an independent service provider, not affiliated with Simonton, and we work on their doors every week because this is what coastal Florida does to hardware. Salt air, humidity, and the daily slide-and-slam pattern wear these parts down faster here than almost anywhere else in the country.

Which Simonton Models This Applies To

Simonton has made sliding patio doors across several lines over the years: the 5500 and 6500 series, Reflections, StormBreaker Plus, and the newer Madeira and Vogue collections. The compatibility gotcha most people find out the hard way is that the roller assemblies changed between generations. A door sold in 2008 does not always accept the same roller that fits a 2018 model, even though both say Simonton on the glass. The frame width and the roller housing depth differ by series, and we have seen homeowners order parts online based on a photo that looked right and then wonder why the door still drags.

Here is how we identify the right part. Look for the manufacturer label etched in the corner of the glass or the aluminum frame. Simonton stamps a serial number and model code there, usually in white or frosted lettering. Bring us a photo of that label, or read it to us over the phone, and we can match the part before we arrive. If the label has faded, we measure the roller housing and the track width to narrow it down. For most Simonton doors, OEM parts are worth the extra cost on the mechanical pieces: the rollers and the lock assembly. For handles and keepers, a quality aftermarket equivalent from a known manufacturer usually performs as well and costs less. We will tell you which is which and show you both prices on paper before we do anything.

Dale Kessler grew up in the Blue Heron neighborhood of Riviera Beach, and he has spent the better part of two decades setting and weatherstripping windows and doors across Palm Beach County. He will tell you the same thing he tells every homeowner: if it is not right on paper, it will not be right on the wall. That applies to the part number as much as anything else we do.

Signs Your Simonton Sliding & Patio Doors Is Failing

  • The door grinds or shudders when you slide it. This is almost always a roller with a worn bearing or a flattened wheel. Riviera Beach’s sand and salt work into the bearing and score it, and once the wheel stops spinning freely, the door drags metal on metal.
  • The handle turns but the latch does not move. Inside a Simonton handle is a small square drive that fits into the latch mechanism. That drive strips after years of use, especially on doors that get slammed. The handle is intact but it no longer reaches the latch.
  • The door does not sit square in the frame. The top of the panel pulls away from the jamb or the door looks slightly tilted. This points to a failed roller that has collapsed on one side. The door still works until the day it binds completely.
  • You can see daylight around the edges when the door is closed. Worn weatherstripping or a drifted panel gap lets conditioned air out and humid Florida air in. Your AC works harder and the door seals less every month.
  • Condensation between the glass panes. This is a failed insulated glass seal, not a hardware issue, but Simonton doors of a certain age get it often. The glass will need to be replaced by a glazier; the door frame itself is usually fine.

Replacement Cost & What’s Included

Here is what Simonton sliding and patio door part replacements cost in Riviera Beach:

  • Roller replacement (pair): $185 - $340 installed
  • Handle and latch set: $145 - $260 installed
  • Lock assembly: $160 - $290 installed
  • Complete hardware rebuild (rollers, handle, lock, keepers): $420 - $540 installed
  • Weatherstripping replacement: $95 - $180 installed
  • Insulated glass replacement (per panel): $380 - $750 installed, depending on impact rating

The spread comes down to two things: which Simonton series your door is, and whether we are installing OEM or quality aftermarket. An OEM roller for a StormBreaker Plus costs more than the equivalent for a basic 5500, and we will show you both lines on the quote. Every price we give is parts plus labor, written down before we start, with no surprise line items at the end. The work is covered under our Done Right Promise and the manufacturer warranty layers get registered in writing before our truck leaves your driveway.

DIY or Call Us?

You can safely do the inspection work yourself. Open the door and look at the track for scored metal, sand buildup, or a roller that has obviously collapsed. Take a photo of the Simonton label on the corner of the glass. Tighten the screws on the handle if it feels loose. Those checks cost you nothing and help us match parts before we arrive.

The repair itself is where DIY goes sideways. Sliding door panels are heavy, and lifting one out of the track without dropping it or gouging the frame takes two people and the right technique. The roller adjusters on Simonton doors are often corroded in place from the salt air, and forcing them tears up the housing. A stripped adjuster turns a $200 roller job into a door frame replacement. If you are in Riviera Beach and the door is binding, call us at (786) 829-6722. We will come look at it, quote it on the spot, and usually fix it the same day.
