Choose Replacement Windows Unless You’re Gutting the Building - Riviera Beach Edition

For a Riviera Beach homeowner, replacement windows (often called retrofit or insert windows) are the right choice in roughly 90% of cases. What’s Actually Different Between the Two

The distinction is simpler than most sales pitches make it sound. A new construction window has a flange, that flat fin running around the perimeter. The fin nails to the wall sheathing, and then your water barrier, stucco, or siding laps over it. A replacement window has no fin. It slides into an existing frame, gets screwed through the jambs into the framing, and the trim stays put.

What that means in practice for a Riviera Beach house depends on the wall. Most of the mainland dated from the 1950s through the 1970s is concrete block with masonry stucco. There’s no wood sheathing to nail a fin to, and chipping out the old frame to expose a rough opening means a masonry repair on top of the window cost. That’s why we rarely recommend new construction units here unless the wall is already opened up for a different reason. On the older Singer Island towers, opening a concrete wall cavity around a 9-foot slider is not a window job. It’s an engineer’s job, a hoist crew’s job, and a concrete patch job all wearing the same hat.

A Riviera Beach-Specific Problem You Won’t Find in West Palm Beach

Here’s what a generic “new construction vs replacement” page never tells you: on Singer Island, original 1970s and 80s sliding glass doors often arrive at the replacement stage with aluminum tracks so corroded from decades of direct salt spray that the panels have become fixed walls. The aluminum that holds the door is gone, not just the glass. In those cases, a replacement window in the old frame is off the table, because the old frame isn’t structural anymore. The job becomes a full tear-out, which means new construction units with proper Florida Product Approval (FPA) impact ratings, engineer-of-record sign-off for the building, and often a different crew than a mainland job.

We learned to check for this first. Dale grew up in the Blue Heron neighborhood, close enough to the inlet that he spent his teenage weekends watching the drawbridge go up and down and learning to be patient. That patience is useful when a condo board needs three weeks to approve a door color. The salt air out here doesn’t slowly wear a frame out. It eats it. Tracks, seals, fasteners, weatherstripping. We replace frames on the island regularly, and those jobs lean new construction, not slim-line replacement.

  • Mainland CBS homes, 1950s to 1970s: Replacement windows in existing frames work well when frames are square and not corroded.
  • Singer Island high-rises, 6 to 20 stories: Corroded tracks and FPA requirements usually push toward full teardown and new construction impact units.
  • Original jalousie windows: Always a full tear-out. A jalousie doesn’t take an insert, and it doesn’t meet impact code in any configuration.

When New Construction Windows Are the Only Call

There are four honest reasons to go new construction in Riviera Beach. The first is a full gut renovation where the walls are bare and the drywall or stucco is already gone. The second is frame rot or corrosion so bad that the existing frame can’t hold a screw. The third is a water intrusion problem that’s been traced to leaking around the original window’s perimeter, not just through the glass. And the fourth is an opening being added or enlarged, which is a structural change, not a window replacement.

On the mainland, we mostly see the first two reasons. On Singer Island, we see all four, and the Milestone inspection law doesn’t make them optional. When a building’s 40-year recertification lands, windows that don’t carry current FPA impact ratings have to go, and the board doesn’t get to choose a cosmetic retrofit. We’ve done enough of those jobs now that the measuring ritual is second nature for us. “If it is not right on paper, it will not be right on the wall.” That’s the saying Dale keeps in the truck.
